Can I build an ADU on any property in Los Angeles?
Almost any residential property in LA qualifies for at least one ADU. State law requires cities to allow at least one ADU and one Junior ADU (JADU) on any single-family lot. Multifamily properties may be able to add multiple ADUs depending on the number of existing units.
What is the maximum size ADU I can build in Los Angeles?
Detached ADUs can be up to 1,200 square feet in LA. Attached ADUs are limited to 50% of the primary dwelling's floor area, up to 1,200 sf. Junior ADUs (created within the existing home) are capped at 500 sf. Garage conversions can be any size up to the garage's existing footprint.
How many ADUs can I build on my property?
Single-family lots can add one ADU plus one JADU. Multifamily properties can add detached ADUs equal to 25% of existing units (minimum 2), plus convert all non-livable space (garages, storage) to ADUs. Under SB 1211, up to 8 detached ADUs may be allowed on some multifamily lots.
Do I need to live on the property to build an ADU?
No. California law eliminated owner-occupancy requirements for ADUs in 2020. You can build an ADU on a rental property or investment property without living there.
